Regarding the usual worries & limited company information You don't have to bother about it any of it with me. All the necessary checks & research into clear ownership, title deeds, land boundaries, gypsies, structural surveys, neighbours & neighbourhood, transport, utilities, amenities, outstanding debts & claims have been done already, for me when I bought it. If there were any problems, I've had to solve them already. I guarantee this as well.
Plus I own the houses outright, so it's just like buying a second hand car [and the same kind of price :-)] You get full legal guarantees and proofs of ownership, pay for it & that's it, its yours. Just like waiting for the documents from DVLC , the Bulgarian lawyers sort out the paperwork [ Basically they form new company for me, in whatever name you choose, put the house in it, then transfer it all to you ]. It's not your problem, I'm paying for it all in any case! My Bulgarian wife sorts out the Bank accounts, utility & municipal
transfers and anything else for you. Of course, a lot of you are still "Doubting Thomases", and I don't blame you at all. You need to be very careful and it's a big step. But ask yourself. Non-Bulgarians cannot buy property with land directly yet. The way we all do it is by forming a personal company which buys the property. Whoever owns the Company owns its assets outright - that is, the property you buy belongs to you via your Company. It sound a bit complicated but really it's quite straightforward. The Company is a legal entity belonging entirely to you & can be sold, with its major asset [ the house and land], or left in your Will to anyone you want. If you want to buy more houses, you can do it with the same Company, and then sell them separately if you want. Also, because I own the houses outright, if I make a legal declaration saying it's now yours, under UK law, that's it, it's yours, just like with a car.
The usual procedure is that you pay the deposit and get an Exclusive Option to Purchase Contract [click here], then we take it off the market. Then when you pay the balance to our NatWest Bank account in Leeds I'll give you a notarised Contract of Sale, stating that the property now belongs to you. You'll get the keys, fully notarised deeeds translated into English. & all other documents. That's it.
